Hi, this is Josh from Genesis Real Estate, and today’s video is for people buying homes in the Boise area. We know why you want to live in Boise, So this video is not about that. We know about the green belt, we know about the river, we know about the Foothills, and our thriving downtown. But what is it like to actually be looking for a home to purchase in the Boise Valley? It’s very difficult. We’ve had, it’s been a seller’s market for years. We’ve had low inventory for a very long time. We do know nationally that we’re at an 11-year high for mortgage loan applications. You know, with all those factors, it means you have to act quickly and you have to write an offer on a property that’s going to be accepted in a potential multiple-offers situation. With that said, you want experience on your side. And also, somebody who’s been in the business a long time may have been able to forge a relationship with the list agent so that you can be a preferred buyer for that particular property as well. So I’m trying to make it as easy as possible to buy in the Boise Valley. Why Buyer’s Representation Is Important


Hi, this is Josh with Genesis Real Estate. And today we’re going to focus on why buyers need representation when they’re trying to buy a house. Our Market has so many buyers right now. A lot of people purchasing homes are looking to builders to build a new home. So, they like to just walk into the shop and they think they’re going to save money by eliminating the buyer’s agent, and working with the agents in the builders house. The only problem with that is whose best interest those agents have in mind. When it comes to a customer off the street and the builder who employs them, they’re always going to have the builders best interest at heart. Another great reason to have buyers representation is if you’re buying an existing home. We know that many existing home get, you know anywhere from 8 to 20 offers. Having an experienced agent who has the tools to get your offer accepted is really important. things like just knowing where the asking price should be. Perhaps, the relationship with the listing agent could come into play as to whether or not you get that accepted. Or you know, just the tools like: how much earnest money should put down, or if you should bring cash to closing to make up a difference between an appraisal and purchase price. There’s just a lot of different tools out there that we can make it easier for you to get accepted. So that you have a house instead of making another offer down the road. Becoming an Idaho Real Estate Agent

Step 1.

Register for, and attend pre-license classes (Modules 1 & 2). Courses must be taken through a certified provider.

Step 2.

Pass the state and national portions of the salesperson licensing exam, and get fingerprinted for a background check. The exam and fingerprint appointment can be scheduled though Pearson VUE at

Fingerprints can take anywhere between 1 and 12 weeks for processing. 

  • Taking fingerprints at Pearson VUE test center, is recommended. Electronic fingerprints are processed much faster than fingerprints made on a paper card.

  • If you cannot have your fingerprints taken at a Pearson VUE test center, you must contact IREC (Idaho Real Estate Commission) to have a fingerprint packet sent to you. Take the fingerprint card to the nearest law enforcement agency to have your fingerprints rolled. Make sure that you and the person who is taking your prints follow the fingerprint instructions exactly.

Read the Pearson VUE candidate handbook for more information on topics covered in the exams. See the approved textbook list for resources helpful in preparing for the exams. You can download the License Law and Rules Booklet and guidelines from the IREC website.

Step 3.

Register a username and password for the IREC online services. The online services allow you to track your own fingerprint status, license history , and education records. 

Step 4.

Your fingerprints must clear before you send in your application. You can check your fingerprint status by logging in to the online services. The message “RES-OK” on your fingerprint status means that your prints have cleared.

If you have ever had a felony or a professional license revoked, contact IREC staff for assistance. 

Step 5.

The commission has a group policy available through Rice insurance Services Co. at, or ask your designated broker if you will be covered under a firm’s policy at the brokerage. Either way, you must have E&O coverage in place before your license can be activated. 

Step 6.

Read and carefully complete the Salesperson Application (Form REE-040 on the IREC website).
